What is included in the HIP?
The HIP pack contains the following items: An Index of Content, Property Information Questionnaire, Sales Agreement, Energy Performance Certificate (EPC), Land Registry and Title information, Local Authority Personal Search and Drainage and Water Search.
How long will it take to compile?
The pack takes approx 7/10 working days to complete and is delivered “electronically” to both you and your nominated estate agent (if applicable). We can arrange for you to receive a paper copy of the report if required for a small extra charge.
When can the property be marketed with my estate agent?
The property can be legally marketed by your estate agent once they have received the confirmation from your HIP provider that you have commissioned a HIP. We will inform the estate agent on the same day as our visit to the site to confirm this to them and allow them to market the property the same day.
How does the house purchaser get a copy of the HIP?
Once your nominated estate agent has received the pack from your HIP provider it is part of their duty to supply as many copies as required to the purchaser as part of the service they provide for you. If you do not have an estate agent then you can provide these copies yourself from the copy you receive from your HIP provider.
How long is the HIP valid for?
The HIP is valid for 12 months from the date of completion of the Energy Performance Certificate (EPC) which is included as part of the Full HIP. Energy Performance Certificates are valid for three years from the date of commissioning.
What is an Energy Performance Certificate?
The EPC is the legal document contained within the HIP which outlines the energy performance of the property and recommends possible solutions to improve the carbon footprint.
How much will it cost?
The cost of a complete “Freehold” Home Information Pack” is - £240 inclusive of VAT. This based upon quality and efficiency and is one of the most competitive on the market. The price for a complete “Leasehold” Pack is £285 inclusive of VAT. Again you will find this is one of the most competitive prices on the market today.
